("GRANTOR") as authorized by Section 34.05, Texas Property Tax Code, for and in consideration of the sum
of TWO THOUSAND FIVE HUNDRED DOLLARS ($2,500.00) and other good and valuable consideration, in
hand paid by ROBERT EARL MACK ("GRAN'T'EE") the receipt of which is hereby acknowledged and
confessed, has GRANTED, BARGAINED, SOLD AND CONVEYED, and by these presents does GRANT,
BARGAIN, SELL AND CONVEY unto said Grantee all that certain property acquired by tax foreclosure sale
heretofore held, in Cause No. T05-105, styled HUNTSVILLE INDEPENDENT SCHOOL, DISTRICT VS.
SAM JOSEY, ET AL, said property being described as:
BEING THE NORTH 1/2 OF THAI' CERTAIN TRACT OR PARCH. OF LAND,
MORE OR LESS, (CALLED LOT 2, GOSPEL HILL) MORE PARTICULARLY
DESCRIBED IN VOLUMF, 215, PAGE 366 OF THE WALKER COUNTYTE.XAS
DEED RECORDS TO WHICH REFERENCE IS MADE FOR A MORE COMPI- TTS
D]SCRIPTION.
This conveyance is made and accepted subject to the following matters to the extent that the same are in
cliect at this time: any and all rights of redemption, restrictions, covenants, conditions, casements,
encumbrances and outstanding mineral interests, if any, relating to the hereinabove described property, but only
to the extent they are still in effect, shown of record in the hereinabove mentioned County and State, and to all
zoning laws, regulations and ordinances of municipal and/or other governmental authorities, if any but only to
the extent that they are still in effect, relating to the hereinabove described property.
TO HAVE AND TO HOLD said premises, together with all and singular the rights, privileges and
appurtenances thereto in any manner belonging unto the said Grantee and Grantee's heirs and assigns, forever.
THIS CONVEYANCE 1S MADE BY GRANTOR SUBJECT TO ALL ENCUMBRANCES AND
WITHOUT EXPRESS OR IMPLIED WARRANTY OF TITLE, INCLUDING WITHOUT LIMITATION,
ALL WARRANTIES THAT MIGI4T ARISE BY COMMON LAW OR PURSUANT TO §5.023 OF THE
TEXAS PROPERTY CODE (OR ITS SUCCESSOR).
Grantee accepts the property in "AS IS" condition and subject to any environmental conditions that
might have or still exist on said property.
Post judgment taxes which begin with the current tax year are assumed by Grantee.
