in the PLEASANT GRAY LEAGUE, Abstract No. 24, and being all that parcel described in a Deed
from Ben H. Powell, et al to the City of Huntsville, Texas, dated January 17, 1956 and recorded in
Volume 152, page 243, Deed Records of Walker County, Texas. Said Deed references Volume 42,
page 20, Deed Records, for a more particular description of the property.
I do hereby certify that the field notes (attached hereto as Exhibit "A") and Survey Plat
(attached hereto as Exhibit "B") represent a survey made on the ground, under my direct
supervision, of the aforesaid tract or parcel of land, dedicated for a public alley and driveway,
conveyed to the City of Huntsville, Texas.

following field notes represent a survey made on the ground of the following described tract or parcel of
land located in Walker County, Texas. Coordinates and bearings herein are referred to the Texas
Coordinate System of 1983, Central Zone and are based on the position of National Geodetic Survey
(formerly known as the U. S. Coast & Geodetic Survey) Primary Airport Control Station (PACS)
monument designated "T39 A" having published NAD 83 (1993) coordinates of N= 3,128,437.762
meters and E=1,154,289.433 meters. Distances herein are U. S. Survey Feet in "Grid" units and may be
converted to "Geodetic Horizontal" by dividing by a combined scale factor of 0.99988.
Being a parcel of land, containing 2,245 square feet of land, more or less, and being part of Lots
14 and 15, Block 5, City of Huntsville, being situated in the PLEASANT GRAY LEAGUE, Abstract
No. 24, Walker County, Texas, being the same as that parcel dedicated for a public alley and driveway in
a Dedication Deed from Ben H. Powell, et al to the City of Huntsville, Texas (COH), dated January 17,
1956, recorded in Volume 152, page 243, Deed Records of Walker County, Texas. Said Deed references
an Agreement recorded in Volume 67, page 133, Deed Records and a Contract, containing a metes and
bounds description, recorded in Volume 42, page 20, Deed Records. Said 2,245 square feet of land being
described by metes and bounds as follows:
BEGINNING, at the southwest corner of said (COH) parcel and the northwest corner of a parcel
described in a Deed to J. W. McAdams, dated November 1, 1929, recorded in Volume 65, page 511,
Deed Records, set a cotton spindle for corner, having coordinates of N=10,258,779.09 feet and E=
3,798,650.80 feet, at the original northwest corner of a brick building, formerly used a place of business
known as "McAdams Company Dry Goods" m the east line of Sam Houston Avenue and formerly
called "Jackson Street", and from which the present building corner (at ground level), being the
northwest comer of a called 0.285 acre described in a Deed from Bert E. Lyle, III to John Kerr Smither,
dated December 20, 2001, recorded in Volume 486, page 296, Official Public Records of Walker
County, Texas, bears S 87°45'04"W 0.37 foot;
THENCE N 02047'09" W, with the most southerly west line of said (COH) parcel and the east
line of Sam Houston Avenue, a distance of 9.62 feet to the southwest corner of a brick building for the
most westerly northwest corner of said (COH) parcel and the southwest comer of a parcel described in a
Deed to C. A. Randolph, dated April 28, 1910, recorded. in Volume 32, page 428, Deed Records and the
southwest comer of a called 0.068 acre parcel described in a Deed from James Weeks Tiller, Jr. to Texas
Alcohol and Drug Testing Service, Inc., dated July 10, 2007, recorded in Volume 815, page 820, Official
Public Records;
THENCE N 87°26'39" E, with the most westerly north line of said (COH) parcel and the south
line of said C. A. Randolph parcel, at 48.9 feet and 0.7 left pass an old building corner, at 50.4 feet pass
the southeast corner of said C. A. Randolph parcel and the southwest comer of another parcel described
in a Deed to C. A. Randolph, dated January 17, 1928, recorded in Volume 61, page 48, Deed Records,
which calls to begin "at a point 1-1/2 feet Fast from the S. E. corner of building owner by C. A.
Randolph" being the aforesaid old building comer passed at 489 feet, continuing N 87°26'39" E with
the south line of said C. A. Randolph parcel recorded in Volume 61, page 48 and the south line of
