DISTRICT in trust for the use and benefit of itself, WALKER COUNTY, WALKER COUNTY
HOSPITAL DISTRICT and CITY OF HUNTSVILLE acting by and through its duly elected official
("GRANTOR")as authorized by Section 34.05, Texas Property Tax Code, for and in consideration of the sum
of FIVE HUNDRED DOLLARS($500.00)and other good and valuable consideration, in hand paid by CI-IRIS
ROWE ("GRANTEE") the receipt of which is hereby acknowledged and confessed, has GRANTED,
BARGAINED, SOLD AND CONVEYED, and by these presents does GRANT, BARGAIN, SELL AND
CONVEY unto said Grantee all that certain property acquired by tax foreclosure sale heretofore held, in Cause
No. T05-082,styled HUNTSVILLE INDEPENDENT SCHOOL DISTRICT VS. IGNACIO BETETA, ET
AL, said property being described as:
LOT 8, BLOCK B, WEST LAKE SHORES, SECTION 2 (proposed of Elkins Lake
Subdivision) MORE PARTICULARLY DESCRIBED IN VOLUME 352, PAGE 619 OF THE
WALKER COUNTY TEXAS DEED RECORDS TO WHICH REFERENCE IS MADE FOR
A MORE COMPLETE DESCRIPTION.
This conveyance is made and accepted subject to the following matters to the extent that the same are in
effect at this time: any and all rights of redemption, restrictions, covenants, conditions, easements,
encumbrances and outstanding mineral interests, if any,relating to the hereinabove described propertys but only
to the extent they are still in effect, shown of record in the hereinabove mentioned County and State, and to all
zoning laws, regulations and ordinances of municipal and/or other governmental authorities, if any but only to
the extent that they are still in effect,relating to the hereinabove described property.
TO HAVE AND TO HOLD said premises, together whh'all'and singular the rights,pr3vit6ges and
appurtenances thereto in any manner belonging unto the said Grantee and Grantee's heirs and assigns,forever.
THIS CONVEYANCE IS MADE BY GRANTOR SUBJECT TO ALL ENCUMBRANCES AND
WITHOUT EXPRESS OR IMPLIED WARRANTY OF TITLE, INCLUDING WITHOUT LIMITATION,
ALL WARRANTIES THAT MIGHT ARISE BY COMMON LAW OR PURSUANT TO §5.023 OF THE
TEXAS PROPERTY CODE(OR ITS SUCCESSOR).
Grantee accepts the property in "AS IS" condition and subject to any environmental conditions that
might have or still exist on said property.
Post judgment taxes which begin with 2006 tax year through the current tax year are assumed by
Grantee.
